E&A Inc. was contracted by Rudin Management to renovate the Gardens & Base of Buildings Project which was broken up into three phases in order for certain scope of work to proceed without major disturbances to the existing tenants.

Phase 1: Port-Cochere: Phase 1 consisted of a renovation to the existing Port-Cochere or car port which allowed tenants to drive their vehicles up to the main entrance of the building. The scope of work included installation of new concrete driveway, cobblestone speed bumps, marble and granite cladding, metal panel ceiling and support structure, electrical and security work.

Phase 2: The East Garden is a roof over the existing basement of the building. Since the space below the East Garden was occupied, maintaining a weather tight structure was required at all times. The scope of work consisted of installation and restoration of new granite cladding, new custom stainless steel perimeter fencing, restoration of existing walkway pavers, waterproofing and landscaping.

Phase 3: The West Garden is a roof over an existing parking garage. In order to perform the project, daily coordination with the garage management staff took place in order to eliminate any potential damage to tenant vehicles and pedestrians located within the garage. The West Garden Reconstruction consisted of the complete demolition and removal of all existing materials, structures and finishes, installation of new waterproofing membrane, concrete knee walls, granite cladding, custom trellis and IPE decking, granite walkways pavers on pedestal system and landscaping. Since the space below was occupied, maintaining a weather tight structure was required at all times.

Phase 3 work consists of the extension of the existing parking lot and site work, selective demolition to the ground floor, 2nd floor and roof, modification of the existing building infrastructure to accommodate the new state of the are forensics lab and additional facilities.
